It’s been another big week in Real Estate.

I guess you could say it’s been another big week in Real Estate particular when Miguel just received a 10% deposit on the sale of a property in Belmont resulting in $560,000 being deposited into our sales trust account. Yes that’s a big sale but in our Residential side of things we continue to be quiet due to a shortage of listings, school holidays, Easter and the upcoming Anzac day public holiday.

If you go to our resources tab on our website and click on the podcast button which is just under the blog button you’re on, you will see that we interview Hayden Groves, Principal of Dethdrige Groves Real Estate in Fremantle and current president of the Real Estate Institute of Australia. Listen in as he is obviously a leader in the world of property and it was a thrill to have him on our program. According to Rob Druitt and Hayden the shortage of property on the market is not just the case here in Perth but replicated right across the country. So head down tail up Mr Ryan and go get some more listings.

Well we’ve got our new lady Jo all settled in and she’s hit the ground running. Can’t wait to see her fully up and “strutting her stuff” as she will definitely prove to be a big asset to our team. Two appraisals this afternoon so better go and get organised.

Property Blog - Week 625 - 05/04/2022

It’s been another big week in Real Estate

In my last blog I suggested that the month of March was looking to be a bit ordinary due to our low stock levels and sadly I was proved right.  We haven’t experienced a bad month before in our new Residential sales company so we now have some catching up to do. The good news is that we have been able to get ourselves organized for when Jo joins us which should be the week after next when she’s finished her course.

Commercial boys and girls are doing extremely well and now with our new radio advertising driving our new marketing initiative they are headed for even greater success.

It is a most interesting world out there at the moment with wars, floods and COVID issues, however all we can do is focus on our day to day dealings with clients, remain positive and get on with it.

We interviewed a Real Estate Agent from Lismore on the East Coast last night on our Talking Property Podcast and it was really horrible listening to what they have all been experiencing over there. Three meters of water through the gentleman’s Real Estate office puts a whole new meaning on being out of your depth in this business.  The good thing to come out of all this though is the goodwill, spirit and support of each other in the community.

Property Blog - Week 624 - 02/03/2022

It’s been another big week in Real Estate

Well I must say its been a slow start to the new year for me personally as my first day back at my desk was Monday the 21st of February.  Sadly my beautiful 96 year old mum passed away in Melbourne back in early December so over we went for the funeral and some 9 weeks later we finally arrived back home all triple vaxed and with all the correct passes in hand, or should I say in our phones.

So my unexpected long service leave (thanks to my dear old mum) allowed me to re change my batteries, think a lot about our business while “stepping off the treadmill” as well as catching up with family and friends in my old home town.  The time away also made me appreciate my Business Partners and how well I get looked after in our wonderful company. 

Melbourne in my opinion is unstoppable with buildings going up everywhere, people and tradies everywhere and the whole COVID thing a sad and forgotten memory.  I found myself defending our COVID situation in WA but what I also found most interesting was the television advertisement in Melbourne sponsored by the WA government  promoting “Build a better life in WA”, showing tradies going surfing after work.  I honestly believe we are going to be flooded with people from over east and around the globe, busting to move to our wonderful state.

With all this in mind it is going to be interesting what is going to happen to the property market.  Supply (or lack of it) and strong demand has to force prices up of both rentals and sale properties and salaries are going to get a serious push as even in Melbourne sign on, up front payments are being offered to truck drivers and others just to try and entice workers.

In our company we were fortunate to have had excellent sale results in December, January and February, however March is looking a little “bleak” as we are very short of properties to sell.  We are also about to ad a new member of staff to our Residential side of the business, so that will help us to so some more canvasing for new business.

So I better “get back on the bike” as I have a lot to catch up on.

It’s been another big week in Real Estate

Well as the year slowly comes to an end we would like to take this opportunity to thank all those people who have supported our wonderful new little Residential Sales office here at De Freitas Ryan Residential in Applecross.

When we started a year ago (on the 1st December 2020) we were a little nervous however we have been thrilled with he way things gave turned out.  Navid and Milton have put in amazing performances and Laura has done a great job in keeping everything running smoothly in the admin side of things.  Miguel and our Commercial company have also given wonderful support and all in all, it has been a great year.

Now that we have had a year to get our act together we are really looking forward to another year of growth in our Residential Sales company.

Again all the best for Christmas and the New Year and we’ll catch you again early in 2022.

It’s been another big week in Real Estate

Well what a busy time we are experiencing at the moment with ten Residential sales in the past five weeks.  What is a fantastic result for our new little office and as word spreads about out work ethic and outstanding results we can see that this could be the start of something big.

We have had some wonderful feedback in relation to our new fancy website and we still think we can make some ongoing improvements to make it even better.

Our talking property podcast continues to grow and our next programs features interviews with Sydney and Melbourne’s agents who are navigating their way in and out of lockdowns.  It is really horrible for everyone living through these bad times on the East Coast and we really do feel for them.

I’m off out to drop some flyers for some of our recent sales, so off with the shiny work shoes and on with the “runners”.  See even after 50 years in the business we still have to do the basics.

It’s been another big week in Real Estate

Well the “figures people” in our organisation have completed their last financial year reports, however due to the new direction and restructure of our company it is quite a different reporting time and not as easy to compare to previous years. Having said that our Commercial side of the business hasn’t had a lot of change and has been able to continue to move forward at a surprisingly exceptional growth rate. Our Commercial Sales and Leasing division has improved on the previous year and our Commercial Managements have also had exceptional growth.

Our Residential Sales side of the company has simply been a matter of starting from scratch as of the 1st of December last year, so we have really only been trading for the last seven months and what an exciting seven months that has been. With a new base in Applecross and a whole new branding it has been a lot of work ”getting sorted”, however we feel we are well on our way now.

So with Commercial now rebranded to DFR Commercial and Residential now evolved into De Freitas Ryan Residential, we are just like a whole new organisation that has had the courage to embrace change and move forward in a very progressive and positive manner. We are excited for what this new platform of core Commercial and Residential structure will bring “service and benefits wise” to our wonderful loyal client base heading into the future. The feedback we have been receiving suggests we have made the right moves during this Covid effected period in our lives, however we will keep working hard on behalf of our clients and keep you updated as we move forward.

The last blog I did was way back on the 19th of October 2020 and the reason for that was simply because our company was about to go through a major change. That change was that following an intensive review of all things De Freitas and Ryan, Miguel and I decided to concentrate on our strengths and what we both love doing and that is the selling and leasing and managing of commercial and industrial property along with the selling of residential property. That resulted in us forming an alliance with a specialist residential property management company RMA (Rental management Australia) who now have taken control of all the residential rental side of our business. It has been a lot of work for us to complete this transition however the end result has now been achieved, allowing us to again move forward learning from our past experiences.

As we stand today we have our wonderful commercial office located in Cockburn Central headed by Miguel De Freitas continue to go from strength to strength and our brand new residential sales office located in Kintail Road Applecross already starting to make inroads into the residential sales market. This office is headed up by myself along with the addition of our new residential business partner in Navid Heshmati.

We are still in the process of completing our website and new branding for both our commercial and residential offices however we are thrilled with the way it is all going and should be able to show you all our new format really soon.

In the meantime we will keep you informed with our progress and get back to reporting on what has been a very interesting time for us all in Real Estate at the mighty De Freitas and Ryan
